{"id":4154,"date":"2018-11-08T12:57:08","date_gmt":"2018-11-08T12:57:08","guid":{"rendered":"http:\/\/www.styledeals.co.uk\/blog\/online-property-adverts-refusing-tenants-on-benefits\/"},"modified":"2018-11-08T12:57:08","modified_gmt":"2018-11-08T12:57:08","slug":"online-property-adverts-refusing-tenants-on-benefits","status":"publish","type":"post","link":"https:\/\/www.styledeals.co.uk\/blog\/online-property-adverts-refusing-tenants-on-benefits\/","title":{"rendered":"Online property adverts &#8216;refusing&#8217; tenants on benefits"},"content":{"rendered":"\n<div property=\"articleBody\">\n<figure class=\"media-landscape no-caption full-width lead\"><span class=\"image-and-copyright-container\"><\/p>\n<p>                <img loading=\"lazy\" decoding=\"async\" class=\"js-image-replace\" alt=\"housing in a city\" src=\"https:\/\/ichef.bbci.co.uk\/news\/320\/cpsprodpb\/6E7A\/production\/_104228282_gettyimages-904879792.jpg\" width=\"976\" height=\"549\"\/><span class=\"off-screen\">Image copyright<\/span><br \/>\n                 <span class=\"story-image-copyright\">Getty Images<\/span><\/p>\n<p>            <\/span><\/p>\n<\/figure>\n<p class=\"story-body__introduction\">Thousands of online property adverts in England are discriminating against tenants who are in receipt of housing benefit, a study says. <\/p>\n<p>The National Housing Federation and charity Shelter examined 86,000 online adverts for rental properties.<\/p>\n<p>They found that one in 10 of those adverts requested &#8220;No DSS&#8221; or &#8220;No Housing Benefit&#8221;.<\/p>\n<p>While it is not unlawful to refuse people on benefits, Shelter said it was likely to contravene the Equality Act.<\/p>\n<p>The Act protects disabled people and women &#8211; who make up the majority of private sector tenants on benefits in England.<\/p>\n<p>The research found many other adverts implied that no one on benefits was welcome &#8211; for example by saying &#8220;professionals only&#8221;.<\/p>\n<p>In response, landlords said many of the UK&#8217;s mortgage lenders refuse to lend money to landlords whose tenants are on benefits.<\/p>\n<p><a href=\"https:\/\/www.bbc.co.uk\/news\/business-45271764\" class=\"story-body__link\">A previous study<\/a> by Shelter and the National Housing Federation (NHF) &#8211; which represents housing associations in England &#8211; found that 10% of letting agents in England did not rent out to tenants who were claiming benefits.<\/p>\n<figure class=\"media-landscape no-caption body-width\"><span class=\"image-and-copyright-container\"><\/p>\n<p>            <\/span><\/p>\n<\/figure>\n<h2 class=\"story-body__crosshead\">&#8216;Everywhere said no DSS&#8217;<\/h2>\n<figure class=\"media-landscape no-caption full-width\"><span class=\"image-and-copyright-container\"><\/p>\n<p>                 <span class=\"off-screen\">Image copyright<\/span><br \/>\n                 <span class=\"story-image-copyright\">NHF<\/span><\/p>\n<p>            <\/span><\/p>\n<\/figure>\n<p>Benefit claimant Michelle Hunte said she had found it very hard to find a place to live, after being evicted from a flat in London in 2016.<\/p>\n<p>&#8220;I woke up every day at 6am to look for a home,&#8221; she said. &#8220;Everywhere I looked online said &#8216;No DSS&#8217; &#8211; Gumtree, Facebook, everywhere.&#8221;<\/p>\n<p>She ended up living in a bed and breakfast, while her six children lived elsewhere.<\/p>\n<p>&#8220;It was so stressful being apart from my family. I&#8217;m now suffering from anxiety and depression.&#8221;<\/p>\n<figure class=\"media-landscape no-caption body-width\"><span class=\"image-and-copyright-container\"><\/p>\n<p>            <\/span><\/p>\n<\/figure>\n<h2 class=\"story-body__crosshead\">&#8216;Blatant discrimination&#8217;<\/h2>\n<p>The NHF said the practice had to stop.<\/p>\n<p>&#8220;This research shows that blatant discrimination against people on housing benefit is widespread,&#8221; said Kate Henderson, chief executive of the NHF.<\/p>\n<p>&#8220;Many housing associations were created in the 50s and 60s in reaction to discrimination and racism from private landlords who wouldn&#8217;t house migrants, and said &#8216;No Irish, No Blacks, No Dogs&#8217;.<\/p>\n<p>&#8220;Today&#8217;s discrimination is hardly any different and we refuse to turn a blind eye.&#8221;<\/p>\n<ul class=\"story-body__unordered-list\">\n<li class=\"story-body__list-item\"><a href=\"https:\/\/www.bbc.co.uk\/news\/education-42979242\" class=\"story-body__link\">Landlords who say &#8216;no DSS&#8217; are flouting law<\/a><\/li>\n<\/ul>\n<p>The Residential Landlords Association (RLA) said landlords could not be blamed, as many mortgage lenders refuse to offer loans where tenants are on benefits.<\/p>\n<p>David Smith, the policy director of the RLA, told the BBC that 90% of lenders have at least one product which discriminates against benefit claimants.<\/p>\n<p>&#8220;We&#8217;re very concerned about that, because it treats all tenants on benefits as the same,&#8221; he told the BBC&#8217;s You and Yours programme.<\/p>\n<p>Research for the programme also found that landlords whose tenants claim benefit are frequently charged more by insurance companies.<\/p>\n<p>Helena McAleer, a landlord from Belfast, was told by NatWest to evict an elderly tenant who was on benefits, or find another lender.<\/p>\n<p>&#8220;I was very upset about it, because I find it very inhumane to ask me to find another tenant,&#8221; she told the BBC.<\/p>\n<p>&#8220;They didn&#8217;t care&#8221;.<\/p>\n<p>NatWest eventually offered her \u00a3500 in compensation, which she refused.
